Painting an Older Nashville House

Nashville is a repaint city. Between the bungalows and four squares in East Nashville, the brick and clapboard around Germantown and Salemtown, and the mid-century ranches spread through Donelson and Crieve Hall, most of the houses we paint have been painted several times already. That history is the job. Under a fresh coat there is usually old alkyd trim paint, a layer of latex that never bonded to it, caulk that has gone hard and split, and glazing putty on wood windows that has dried out and dropped away.

So we start by figuring out what is already on the surface. Glossy old trim gets scuffed and put under a bonding primer instead of being painted over and left to peel at the first door slam. Failed caulk gets cut out and replaced rather than smeared over. Plaster walls get skim patched, because a drywall-style patch on plaster telegraphs straight through the paint.

Humidity Is the Local Variable

Middle Tennessee summers are humid, and that shows up on exteriors as mildew on north-facing walls and under deep eaves, and inside as slow cure times on trim. It also shortens the window on an exterior repaint. We wash and treat mildew before priming rather than sealing it under a coat, and we watch dew point on exterior days so a finish is not going on into moisture that will haze it.

We mask and drop accordingly, keep ladders and staging inside your property line, and clean up the street side at the end of the day.
